What is a vacation rental?

Vacation rentals are one of the fastest-growing lodging categories worldwide, with groups of friends and families discovering their vast appeal. They provide an alternative to other lodging options, allowing families and friends to stay in a fully furnished home, offering a travel atmosphere unlike any other, your Manila vacation rentals provide considerably more space and are a cost effective alternative to the similar traditional accomodations.

How does the experience differ from renting a hotel or motel room for my vacation?

An individually home for rent by owner in Manila is more spacious and more private than a hotel or motel room. You will have the entire home, including a fully-equipped kitchen and one bath at your disposal. You will not have, of course, room service or valet parking. But you can often arrange for daily maid service if you would like it. Just ask the reservation coordinator. In comparing cost, you will likely find that the cost per bedroom to rent a vacation home is significantly less than the same number of hotel rooms.

How many people can stay in one vacation home?

Occupancy levels may not exceed what is posted for each apartment for rent in Manila. We may be able to accommodate 1 or 2 extra guests / children for a nominal fee – please check with our reservation staff before renting a condo in Manila.

Is there a limit to the number of days I can make a reservation?

We usually require a minimum 3 to 5 days stay in any of our serviced apartments for rent in Manila. Unlike the hotels, there is no upper limit to the stay and we encourage longer stays at additional discounts depending on the time of the year and availability.

How do I make a reservation? Is it secure?

Booking a short stay apartment in Manila is a convenient and secure process. Guests can view the photos and amenities of individual homes prior to booking, making it easier for travelers to find a home to fit their specific needs. All the photos listed on our site are taken directly by us and we guarantee the authenticity of the amenities.


To make a reservation, simply follow the booking process on the desired unit’s webpage. The system will redirect you to a secure site where your reservation can be made using a credit card (an extra fee of 3% applies).


Alternatively you can use Bank Wire Transfer, Paypal, Western Union or Cash to secure your reservation


A security deposit (refundable upon check out) is to be expected.


Full payment of the entire booking period ( and deposit ) is required at check in – no exceptions please

What happens after I make a reservation? How do I know if it has been considered?

A Manila Condo Home customer service representative will get back to you as soon as possible usually within 24 hours by email to confirm your apartment reservation and any further details needed

May I change the arrival or departure dates of my reservation?

We kindly ask that you provide ample notice if you wish to change your reservation. Like any rental apartments in Manila or elsewhere we cannot guarantee availability for your new dates and cancellation fees may apply. However there is no penalty for changing a reservation for our units if the availability allows and timely notice have been given. 

What happens if for some reason I have to cancel my reservation?

A fee may apply according to the timeframe the notice is given. Please refer to our detailed terms of cancellation – we will require a written notice ( email or similar) in order to consider your cancelation request for the Manila serviced apartment previously booked

Can you hold a place for me for a few days, a week, or until I decide?

Because each vacation rental is unique, we do not, as a rule, hold dates. Our rental agreements can be accepted electronically or via fax, we take online bookings, and we accept Paypal and major credit cards to make the process easy. However we can’t take a vacation home off the market unless we do not receive at least a reservation deposit.

Is there a security deposit involved?

Yes – an advanced security / breakage deposit will be necessary to secure your reservation and payable before your arrival date.

The security deposit will be fully refundable in cash at check out providing there are no liabilities to the unit and furnishings.

The security deposit is 50 to 100 USD depending on the unit you book.

What time is check in? What time is check out?

Check Out before 12 Noon,

Check In after 2 pm

Can we have early check in or a late departure?

Please check with our staff ahead of time and communicate (responding to the booking confirmation email ) your scheduled arrival / departure times to our apartment for rent.

We will do any effort to accommodate your requests and travel arrangements but, due to a rather limited unit inventory, we operate mostly on a back to back basis and another guest would need to be accommodated in the unit. An extra charge may apply and will be communicated to you ahead of time.

Please do not request for early check in / late check out on the day of arrival or departure as, most likely, we will not be able to accommodate.

How do we get the keys for our vacation rental? What about when we check out?

One of our staff will greet you at the property at check in.

At check out, one of our staff will bid you farewell.

What will happen if I don't like the apartment I have been allocated? Can I change it?

Unfortunately we have only a few apartments available and upgrades upon check in are highly unlikely in any of our serviced apartments in Ermita and Malate. Very often we are fully booked, however if anything else is available we will be glad to move you to a different apartment ( extra fee may apply for an upgrade). 

However, you can be confident that what you see online is what you book – all our photos describe exactly the condo that you will occupy.

We also offer a 100% Satisfaction Guarantee for any of our self catering apartments in Manila – if your condo and amenities different from what’s in the pictures, you are entitled for a full refund at check in, no questions asked.

Are bed linens and towels included in the vacation rental fees?

All our Manila vacation rental apartments have quality bed sheets, bath and kitchen towels.

What will I need to bring with me?

Bed linens and towels are provided for all our short term rental apartments in the Philippines. A welcome pack ( single use soap, shampoo, dish cleaning liquid, drinking water) is also provided.

Bring your own toiletries, personal belongings that you need for travel and groceries if needed.

How often will the condo be cleaned? Can I request for daily housekeeping service?

Your Manila home away from home will be cleaned once every 3 days for the duration of your stay at no extra charge; bed sheets and towels are replaced at this time.

Daily housekeeping may be arranged in advance for a nominal fee – please contact us before your arrival for availability.

Can we clean the place ourselves and skip the normal cleaning fee or get a discount?

No.   

The every 3 days cleaning of your unit is automatically included in the price and can not be waived. The time for cleaning will be agreed upon with our staff at check in. We must ensure that each guest has a well deserved vacation rental experience in Manila.

Do you offer room service, spa treatments, concierge desk, like a full time hotel?

None of these services are offered in your short term stay Manila condo.

As you were at home, catering services are permitted to your unit but we do not associate with any provider.

The security staff / building administration DO NOT handle general inquiries or requests from guests.

Are your Manila vacation rentals handicap accessible?

That depends on the unit and your needs so please inquire ahead of time. We’ll do our best to offer detailed description before you book and offer you a unit that will better suit your needs.

Are the units provided with air conditioners, fans?

All our apartments to rent by owner are provided with at least one AC unit and an extra fan for your convenience.

Additional fan may be provided upon request – please advise us ahead of time. No additional AC units can be installed in the apartment

Are there a washer and dryer in the vacation rental?

Washer and dryers (including dish washers) are not provided in the rental apartments.

On site laundry services are available for a small fee.

Can I use a laptop or a PC in the apartment and connect to the Internet?

All our apartments to rent in Manila are equipped with high speed wireless internet.

Can I bring my pets?

There is a strict No pets policy in all our residential towers.

What is the Smoking Policy?

All our rental apartments are non – smoking. You can smoke in the balcony ( wherever available ) or in the designated smoking areas outdoors on the residential premises.

A cleaning fee up to 300 USD may be imposed for smoking in the units.

Are all the utilities included for my vacation home when I arrive?

All utilities (water, gas, electricity, TV, local phone and Internet, administration dues) are included in the price of your stay for short term rentals.

For longer periods than 21 days special arrangements may be needed – please contact us in advance. 

If I have questions during my stay, do I have someone I can call for assistance?

We have dedicated phone lines during business hours (9 am to 5 pm) for any questions or inquiries you may have while staying in a rental apartment. Please note there is no staff on duty after regular business hours but you can always leave a voice message and we will get back to you as soon as possible.

Only in case of emergency (fire risk, flooding, security concerns) you can contact through the in house Intercom the reception desk in the building.

Where can I store my valuables during my trip?

There is a safe with electronic lock in each of our condo for rent in Manila.

However, ManilaCondoHome.com will not be held responsible to any claims of missing / lost property during your stay.

What if I damage something in the apartment's inventory during my stay?

You are responsible for the rental apartment and everything in it for the duration of your stay .

In the event something is lost or damaged an appropriate agreement will be reached as to the cost of the replacing the item and deducted from your security deposit.

Are visitors allowed in the unit apart from registered guests?

A maximum of 2 (two) visitors are allowed to your unit during day time. No visitors are allowed overnights apart from registered and dully booked guests.

All Visitors will need to be cleared (proof of ID required ) by the building security before accessing the premises.

The Visitors are not permitted access to the common areas: pool, gym, kids play area, etc.

Can I rent the unit for a special function, party, etc? Are any noise restrictions?

Absolutely no parties or large gatherings will be permitted on the premises. Excessive disturbance may result in penalities imposed by the residential towers and / or eviction from the property

Please bear in mind our vacation homes in Manila are located with residential towers and we requests all our guests to be mindful of the permanent tenants and respect the quiet hours and the privacy of the owners on the premises.

Am I expected to clean the vacation home before I depart?

No cleaning is not required at check out – however we do expect you to leave the unit in a decent condition as any permanent damage/stains to the unit or furnishing will be charged accordingly.
